Light, Privacy & Elevation

Ewing Grove House presented a unique set of construction challenges from day one. The steep, narrow section and restricted site access required careful planning and coordination throughout the build, from managing temporary stormwater runoff to navigating machinery, crane access and material deliveries. Working closely with JT Design, Haimes Building delivered a home that embraces these constraints and turns them into defining features of the project.

Rather than fighting the site's natural topography, the home's split-level layout follows the contour of the section. This approach minimises excavation, creates a natural flow between spaces and allows the home to sit comfortably within its hillside setting.

The stepped floor levels also help frame expansive views while creating distinct living zones throughout the home.

Maximising Views While Protecting Privacy

One of the key design objectives was to capture the stunning outlook without overlooking neighbouring properties. Carefully positioned glazing and skylights allow natural light to flood the interior while maintaining a strong sense of privacy.

The result is a bright, open home that feels connected to its surroundings while remaining private and sheltered.

Light as a Design Feature

Lighting was a major focus of the project. The client wanted the dramatic high-raking ceilings within the kitchen and living spaces to remain completely uncluttered, eliminating the need for traditional downlights.

To achieve this, continuous concealed wall strip lighting was integrated throughout the main living area, washing light across the ceiling and reflecting it back into the space. This creates a warm, even illumination that highlights the architectural form of the home while maintaining clean, uninterrupted ceiling lines.

Ewing Grove House is a testament to thoughtful design, skilled craftsmanship and collaborative problem solving. Despite the challenges of a steep and restricted site, the completed home delivers generous natural light, exceptional views, refined architectural detailing and a seamless connection to its landscape.
